About

Mortgages for people who work for themselves

We spend our days on files that banks find inconvenient: invoices instead of pay stubs, seasonal swings instead of salaries, and write-offs that hide real earning power.

Bright mortgage brokerage office

The short answer

We are a mortgage brokerage practice focused on self-employed borrowers in British Columbia, Alberta and Ontario. We work with lenders that assess documented business income, and we build each file so the numbers a lender needs are present before the application is submitted.

How we work

Most declines we see aren't about the borrower. They're about a file that was sent to the wrong lender with the wrong documents attached. We start with how your business actually earns, decide what evidence tells that story best, and only then choose where the application goes.

You'll get a straight answer about what's realistic before you spend money on an appraisal or write an offer — including when the honest answer is to wait a few months and fix something first.

What you can expect

  • A real conversation before any credit is pulled
  • A document list tailored to your business, not a generic checklist
  • Access to lenders with genuine self-employed programs
  • Plain language on rate, down payment and total cost
  • Clear timelines, and a heads-up when something will slow the file down
  • No pressure to proceed if the timing isn't right

Common questions

About us: frequently asked questions

Are you a licensed mortgage broker?

Yes. We are licensed to arrange residential mortgages in British Columbia, Alberta and Ontario, and we place files with A lenders, credit unions, monoline lenders and alternative lenders.

What does it cost to work with you?

On most standard residential deals the lender pays the brokerage, so there is no fee to you. If a file needs an alternative or private lender, any lender or broker fee is disclosed in writing before you commit.

Do you only do stated income mortgages?

No. We arrange regular income-verified mortgages too. Stated income is simply the route we use when tax returns understate what a self-employed borrower actually earns.

Will contacting you affect my credit score?

No. A first conversation involves no credit pull. We only request a credit check once you decide to move forward with an application.

How quickly can you review my situation?

Most self-employed borrowers get an initial read on qualifying income and likely lender options within one business day of sending their details.

Which provinces do you serve?

British Columbia, Alberta and Ontario. Mortgage rules are federal, but lender appetite, property types and closing practices differ by province.
