Do you work outside major cities?

Yes. We arrange financing in smaller cities and rural areas across all three provinces, though rural, acreage and unique properties have a shorter list of comfortable lenders.

Which province has the strictest lenders for self-employed borrowers?

None is strictest by rule. Lender comfort tracks property type and marketability more than geography, so an urban condo and a rural acreage can face very different lists in the same province.

Can I buy in one province while living in another?

Yes, but the property's location determines the lender list, appraisal process and closing costs. Owner-occupied and rental purchases are underwritten differently.

Do city-level rules affect my mortgage?

Municipal rules affect taxes, zoning and speculation or vacancy levies rather than mortgage qualification, but those costs are counted in your debt-service ratios.
